Confirming your reservation
By submitting the rental deposit, the party leader is stating that all persons occupying the accommodation have accepted these terms and conditions of this rental agreement. The party leader will be responsible for the full cost of the accommodations and other services contracted.
Deposit
All dollar amounts are US dollars and should be paid in US dollars. A deposit of 25% of the total rental fee is payable to confirm the reservation. Christmas, New Years, and Thanksgiving bookings require 50% deposit. The deposit is due within 7 days of the booking to confirm and guarantee your reservation. Failure to make this payment subjects your reservation to cancellation.
Final payment
Final and total payment on this invoice must reach Sol de Caribbean no later than 60 days prior to commencement of the rental period. For holiday periods (Thanksgiving, Christmas, New Year and Easter) we require final payment 90 days prior to commencement of the rental period.

Cancellation policy
Sol de Caribbean must receive notice of any cancellation in writing by fax & email (fax:305-260-6339 soldecaribbeanjamaica@yahoo.com) we will present your case for cancellation to the villa owner for consideration.
A cancellation fee of 20% of the rental deposit paid will be charged on all cancellations occurring 60 days prior to scheduled arrival date.
In low season (April 15-December 14), cancellation less than 60 days prior to scheduled arrival date will result in forfeiture of all funds paid.
In high season (December 15 –April 16), if cancellation occurs less than 90 days prior to scheduled arrival date will result in forfeiture of all monies paid.
There will be no refunds granted for no shows, late arrivals or premature departures, reduction in number of persons in your group. Subletting to another party is not permitted. Please send your payments in on time to avoid cancellation of your reservation.
Changes and refunds
Sol de Caribbean will make every effort to assist you if you need to amend your reservation. All amendments must be made in writing and in the name of the signatory on the reservation and are subject to an US $50.00 administrative charge. The administrative charge is not refundable if you subsequently have to cancel your booking. The requested amendment may be taken as a cancellation or re-booking, in which case the normal cancellation charges detailed in the cancellation policy shall apply. There will be no refunds granted for late arrivals or premature departures.
Arrival & departures
Generally villa arrival is from 3:00pm to 7:00pm and departure is 11:00am, if other guests do not occupy the villa on the day of arrival or departure, these times may be modified upon request. Minimum rental is three (3) nights for our villa.
Gratuity
Sol de Caribbean requires gratuity to the staff. Gratuity is fifteen percent (15%). Guest booking 5 to 7 bedroom receives chef, butler, house attendant, laundry attendant and pool man/groundskeeper. Guest booking 1 to 4 bedroom receives chef, house attendant and pool/groundskeeper.
Ground transportation
We recommend our excellent drivers and our air-conditioned bus either fulltime or on call (as needed basis). Twelve passenger bus is $875.00 per week plus 15% gratuity or $135.00 per day, if less than one week. Fiffteen passenger bus is $1200.00 per week plus 15% gratuity or $150.00 per day, if less than a week. The bus arrives to you with a full tank of gas. Guest are responsible for all gas and required to full tank upon departure.
Hurricane policy
If you are traveling to Jamaica between June and November, please note that is considered hurricane season. In the event of flight cancellations due to a hurricane, Sol de Caribbean will do everything possible to help with either extending your vacation or rescheduling at another time. We would encourage you to purchase trip cancellation insurance to protect your investment, as villa owners are not required to rebate rent. We have used www.worldtravelcenter.com or www.insuremytrip.com for our trip insurance.
Entry into villa and bedrooms
The local villa manager or its staff may be required to enter your villa to perform maintenance, repairs and/or cleaning as necessary. They will make every effort to schedule these visits at a time convenient to you, to respect your privacy, and not interrupt your vacation.
Villa security
(Non-guest policy) Sol de Caribbean maintains good security. Non-guest cannot be brought back to Sol de Caribbean. Under no circumstances will non-guests be allowed access to the villa property unless they have been pre-approved by Sol de Caribbean management in advance of your trip. In addition, the villa staff is instructed not to allow non-guests access to the villa. Of course this does not include your family or friends who may be staying at another villa/hotel or reside in Jamaica. This is for your personal safety and protection.
Maximum occupancy
We rent to family and groups and responsible adults only. Absolutely no house parties or functions such as weddings are allowed without advanced written permission. Only the persons named in the booking form are entitled to stay at the villa without prior arrangement. We ask clients respect the stated maximum occupancy as Sol de Caribbean is based on a specific agreement. Exceptions are made only for infants less than 2 years old if sleeping in a baby crib and not occupying one of the villa’s beds. They are not included in the villa’s total headcount. If the villa is booked with a reduced number of bedrooms at a reduced price, the bedrooms, which are not included in the reservation booking, will remain locked.
Rates do not include
Villa is provided on a-la-carte basis and most incidentals personal services are not included in the rates quoted. Not included are local & long distance phone, damage deposit ($500.00), extra housekeeping other than noted, food, beverages, (Sol de Caribbean and its staff are not responsible for any damages to clothing when clothing is washed) PLEASE NOTE: Sol de Caribbean’s white towels do not leave the property, lodging cancellation protection, transfers, transportation, car rental, rental bedding, child care supplies and child-proofing services, sight-seeing tours, activities, baggage handling at airport, sports and water recreation supplies, and any other items or services not specifically listed as included.

Circumstances, which are unpredictable, may force you to change your villa vacation travel plans. We strongly recommend that all our clients take out insurance protection against medical, trip cancellation and other expenses, which include an adequate degree of personal and public liability.
Damage deposit
Sol de Caribbean’s damage deposit is $500.00 please note: (if staying over one week the damage deposit is $1000.00) this deposit is used in the unlikely event of breakage, damage, missing items, additional cleaning of villa left abnormally filthy dirty, local & long-distance calls charged to the villa telephone, etc. All normal utilities (except for local & long-distance phone calls or careless or extremely excessive use of Sol de Caribbean water supply and electric) are included in your rental price.
You hereby agree to pay Sol de Caribbean on behalf of the villa owner, the cleaning or replacement costs for all damages to personal property, which may occur as a result of your occupancy excluding normal wear and tear. You as the guest agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations affecting your villa. Removing any items from the villa is prohibited. Your credit card details may also be taken as a security guarantee for damage deposit. If there is no damage, your damage deposit will be returned promptly once you have returned home.
Complaints and maintenance
Sol de Caribbean shall make every effort to keep all villa and there inventories in good working order. If there is a maintenance problem, the villa owner will strive to repair the problem as soon as possible after being notified. The descriptions stated on our website are accurate and in good faith. No refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, water, pool filtration system, air-conditioning, television or cable service, appliances, etc. Sol de Caribbean will make every assertive effort to solve problems of this nature immediately if notified. It is the guest obligation, to report any problems or damage to Sol de Caribbean staff immediately.
Guest’s responsibilities
It is the responsibility of the guest to take good care of the property, its contents, including, but not limited, to soft furnishings, furniture, linens, towels, gardens, plants, crockery, cutlery, cd’s audio cassettes, books, glassware, and ornaments. Any damage caused by you and the members of your party will be recovered by the damage deposit. Only those persons named in the reservation are entitled to stay at the villa without prior arrangement. If the villa is booked on a reduced price, which includes the use of a limited number of the available bedrooms, the bedrooms, which are not included in the booking, will remain locked. The number or persons staying at the property must not exceed the number of sleeping places indicated in the tariff advertised in this website, except in the case of infants under 2 years old. The villa guests must not create unreasonable disturbance to neighbors, particularly during the hours between midnight and 7am. In the event of unreasonable behavior by you or members of your party, you may be asked, at the discretion of the owner, to vacate the villa without refund of monies paid. You are prohibited from organizing and holding any party events or gatherings at Sol de Caribbean unless prior written permission from Sol de Caribbean management has been obtained. It is the responsibility of the villa guests not to leave any items of value lying around at the villa. Sol de Caribbean’s staff and owners are not responsible for any loss of any items of the guest or friends of guest. Smoking is prohibited in the living areas of the villa; outside on villa grounds smoking is allowed. Also, guest’s responsibilities are to turn off lights (day & night) and air-conditioning systems when not in use.
Responsibility statement
Sol de Caribbean and/or owners maintains no control nor assumes responsibility over property loss, damage or injury to any person occupying or visiting the property arising out of personal injuries, accident or death or otherwise resulting directly or indirectly from acts of god, loss or changed itinerary resulting from any acts or omission of the owner of the villa, his/her employees or agents, or any other party not under the employment of Sol de Caribbean, dangers incident to the sea, swimming pool (you swim at your own risk), fire, breakdown of machinery, equipment, acts of the government or other authorities, de jure or de facto, wars whether declared or not, hostilities, civil disturbances, strikes, riots, thefts, pilferage, epidemics, quarantines, customs regulations, delays or cancellation or changes in itinerary or schedule, or from acts or omissions of any kind or in any way related to the accommodation or transportation offered herein or due to any other cause beyond the control of Sol de Caribbean.
In the event of any dispute, this rental agreement is subject to the British laws of Jamaica, WI. Sol de Caribbean or the owners of the property are not responsible for a client’s legal fees and associated costs arising from any legal actions.
Sol de Caribbean undertakes all reasonable measures to ensure that the villa is of high standard.
Passport, visas and health requirements
It is your responsibility to ensure that you are in possession of all necessary travel and health documents (including passports and visas (where applicable) before departure. You must pay all cost incurred in obtaining such documentation.
Acceptance of the terms and conditions
Your sending payment in response to this invoice constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed above. Each guest on the booking form accepts the terms and conditions contained herein. If you have any problems or questions with any of the preceding, please be sure to email or phone us before you send us your rental deposit monies.
